Dock electrical inspections

Lake Ozarks Dock & Lift is operated by Blake Reitnauer as a referral service. It is not a dock builder, not an Ameren-certified dock builder, and not affiliated with Ameren Missouri. Requests are referred to one independent Ameren-certified dock builder, not to a list of contractors.

A dock with power needs two kinds of permission. Ameren permits the dock. The local fire district, or the Village of Four Seasons, permits and inspects the electrical system. Ameren’s dock requirements page says the electrical permit is additional and that its fee is paid to the local department. This site does not know your district’s current fee, so it will not print one.

Districts Ameren names for a sale

On the permitting page, these districts must inspect the dock’s electrical system before a permit transfers to a new owner, and the approval must fall within the previous 12 months:

  • Lake Ozark Fire Protection District
  • Mid County Fire District
  • Osage Beach Fire Protection District
  • Rocky Mount Fire Protection District
  • Sunrise Beach Fire Protection District
  • Northwest Fire Protection District

The Village of Four Seasons is addressed on the dock requirements page as requiring the same kind of inspection and permit for powered private docks. The village page explains why that shoreline has its own write-up. Confirm your authority with a phone call. A mailing address is a weak way to pick a district.

Ameren also says that if your area is not covered by one of the participating districts or the village, a qualified electrician still has to inspect. Appendix B allows Ameren to revoke a permit if the fire district’s standards are not met or if the dock’s wiring is found unsafe.

What Ameren tells swimmers

From the dock requirements page, in plain language:

  • Do not energize a breaker or reset a GFCI while someone is swimming.
  • Test GFCIs monthly. Have the dock and the supply inspected by a qualified electrician.
  • If you feel a shock, do not touch the dock. Swim away from the dock and its cables and get out at the shore if you can.
  • Do not swim where breakers are tripping.

If that is your situation, say “shock” or “breaker” in a repair or lift repair request and stay out of the water. Do not describe it as a small electrical quirk.

New work

A new dock packet asks for a copy of the fire-district permit or electrical approval when the dock or a pump has power. A lift motor is power. Include it when you request a lift so the electrical scope is not a surprise after the steel is set.

The transfer steps for buyers are in the lake-house guide.

Questions

Does Ameren do the electrical inspection?

No. Ameren’s dock page says the local fire protection districts and the Village of Four Seasons require the electrical inspection and permit for private docks with power. The fee is paid to that local authority. Ameren’s dock permit is separate.

How recent does the inspection have to be when I buy?

In the six fire districts named on Ameren’s permitting page, the inspection must have been approved within the previous 12 months before the dock permit transfers.
