Lake of the Ozarks dock permit guide

Lake Ozarks Dock & Lift is operated by Blake Reitnauer as a referral service. It is not a dock builder, not an Ameren-certified dock builder, and not affiliated with Ameren Missouri. Requests are referred to one independent Ameren-certified dock builder, not to a list of contractors.

Every dock on Lake of the Ozarks needs an Ameren Missouri permit before it is placed. Ameren manages about 1,150 miles of shoreline under its federal license for Bagnell Dam, and the permitting page says the same rule in plain language: all docks require a permit prior to placement. This guide is a reading of Ameren’s public permitting page and Appendix B as checked on October 22, 2026. It is not an Ameren ruling, and Ameren can change the packet.

This website does not file permits. A certified dock builder or the property owner does.

The fees Ameren lists

From the permitting page:

  • New dock or modification: $550
  • Permit transfer: $100. One fee can cover the permitted facilities on a property. Facilities not transferred within two years are charged an additional $100.
  • Permit extension: $50
  • Breakwater: $1,000
  • Certified dock builder application: $300. Annual renewal: $100. Reinstatement: $300
  • Failure to obtain a permit, or failure to follow permit conditions: $2,000 each, plus Ameren’s costs

Appendix B adds the annual charge for docks and breakwaters that occupy more than 3,000 square feet: $0.06 per square foot. The large-dock guide explains what gets counted.

Fees are non-refundable. Submitting them is not approval. If an application is denied and you submit it again later, Ameren says a new processing fee is required.

What goes in the packet

Ameren’s instructions say a complete packet includes a copy of the fire-district permit or electrical approval where that applies, and drawings to scale on 8½ by 11 inch paper. For a dock, the location drawing has to show:

  • The dock inside the property lines extended into the lake
  • The dock compared with the docks on either side and across the cove or channel
  • Distance from your dock to those extended property lines
  • Distance from the end of the dock to the center of the channel or cove, and the distance across
  • Distance to the nearest dock on each side
  • The dimensions of the dock you are proposing

The location drawing must be to scale. Missing pieces delay the review or get the application denied.

You need an account in Ameren’s permit system. Ameren customers can use an existing Ameren.com login. Everyone else creates an account. Homeowners can authorize a certified dock builder or a realtor to apply. Ameren warns builders and realtors: if you apply from inside your own professional account, you can become the permit holder by mistake, and fixing that means a transfer, another fee, and a delay.

How long the permit lasts

New construction of docks and breakwaters, and approved modifications, must be completed within one year from the issue date. One six-month extension is available if the information in the original application has not changed and the dock complies with current guidelines. Other work, such as bank stabilization, has a two-year window and no extension. An expired permit is void. You file again and pay again.

Ameren does not publish a review-time promise on the permitting page. Quote sites around the lake talk about multi-week reviews. Plan with slack. If Memorial Day matters, read when to request a quote.

Who may build

A certified dock builder, or the owner of that shoreline property. Certification is not a slogan. It means insurance, workers’ compensation, a permit in hand before work, and inspections. The standards are in the builder guide. Check the current PDF on Ameren’s site. Names come and go. A February 2, 2026 copy of the list was counted at 63 builders in the research for this site. That count will be wrong as soon as Ameren updates the file.

Transfers, sales, and a dock that moves

A sale is not a new dock, and it is not “nothing to file.” The new owner transfers the permit. The steps, the $100 fee, and the 12-month electrical inspection in named fire districts are in the buying guide. If the dock itself is moved to another parcel, that is a new permit, not a transfer. The old number stays behind.

If someone already built

The enforcement fee is real, and it does not replace the permit fee. The enforcement guide is the shorter version. The practical step is to stop the unpermitted work and ask a certified builder how to submit what is actually in the water.

Questions

How much is a Lake of the Ozarks dock permit?

Ameren lists $550 for a new dock or a modification. A transfer is $100. An extension is $50. Paying the fee does not mean the permit is approved.

How long do I have to build after Ameren approves it?

New docks, breakwaters, and approved modifications must be finished within one year of the permit date. You may apply for one six-month extension if the application information has not changed and the dock meets current guidelines. The extension fee is $50. If the permit expires, it is void and you start over.

Can I start the dock while Ameren reviews the application?

No. Ameren says construction may not proceed until a permit has been issued. Starting without one can mean removal plus a $2,000 enforcement fee.
