Village of Four Seasons

Village of Four Seasons dock permits and electrical inspections

Lake Ozarks Dock & Lift is operated by Blake Reitnauer as a referral service. It is not a dock builder, not an Ameren-certified dock builder, and not affiliated with Ameren Missouri. Requests are referred to one independent Ameren-certified dock builder, not to a list of contractors.

The Village of Four Seasons is a residential village on the lower lake, between the Lake Ozark and Osage Beach shoreline. It earns its own page because Ameren’s dock requirements single it out. Local fire districts and the Village of Four Seasons require an electrical inspection and permit for every private boat dock that has electric power. That electrical permit is in addition to the dock permit Ameren issues. The electrical fee is paid locally. Ameren does not publish the village’s fee on the dock page, so this site will not invent one.

What that means when you buy

Ameren’s transfer paragraph names six fire districts that require an electrical inspection approved within the previous 12 months. The Village of Four Seasons is discussed on the dock requirements page as its own electrical authority. Do not assume the village is inside one of those six sentences, and do not assume it is outside them, based on this website. Call the village and ask what paper a buyer needs. Bring that answer, plus Ameren’s $100 transfer, to closing. The buying guide is the Ameren half of the file. The electrical guide is the safety half.

Lifts, repairs, and new docks

A new lift motor, a repaired pedestal, or a new dock with lights all touch this rule if they touch power. Say “Village of Four Seasons” and “dock has power” or “dock does not have power” on the form. A builder who plans a weld and discovers a village electrical permit at the end of the job has lost a week.

The Ameren dock fee is unchanged by the village: $550 for a new dock or a modification, construction only after the permit is issued. Cove rules are the lake’s rules. If your lot faces the main channel or a small cove, write which one. Nearby town pages for Lake Ozark and Osage Beach describe the water on either side. They are not substitutes for the village’s electrical office.

Questions

Does the village replace Ameren’s dock permit?

No. Ameren still permits the dock. The village requires its own electrical inspection and permit when the dock has power. Ameren describes that electrical permit as additional, with a fee paid locally.
